We're seeking a dynamic professional to lead our surveying and maintenance function across multiple retirement villages. In this crucial role, you'll ensure the delivery of high-quality, efficient, and resident-focused maintenance services that support our commitment to “better lives for older people”.

This is a location-based, permanent position that is based in the South Region, covering ExtraCare villages and schemes in Bristol, High Wycombe, Milton Keynes, Beford and Northamptonshire.

As our Regional Building Surveyor, you will be expected to carry out the following tasks:

  • Lead and develop a team of maintenance staff across multiple retirement villages and schemes to ensure the delivery of a high-performing maintenance service.
  • Provide leadership and line management support to Maintenance Supervisors and direct labour across all areas of repairs, maintenance, and compliance, providing technical solutions where necessary.
  • Ensure the efficient scheduling, specification and execution of repairs and maintenance work, maintaining the highest standards of regulatory compliance, safety, quality, and resident satisfaction.
  • Give assurance, through accurate reporting of identified KPIs, that the maintenance function across locations is delivering on its targets against budget, customer satisfaction and contract compliance.
  • Effectively supervise external contractors to optimise contractor performance, contract compliance and achieve best value.
  • Deliver effective cost control and budget management, ensuring that maintenance and repair services are provided within allocated budgets, while maximising resource utilisation across multiple retirement village locations.

Main Duties

  • Lead and manage a team of maintenance staff, providing guidance, support, and performance feedback to ensure the delivery of high-quality maintenance services.
  • Train/support and shape your team to develop a high-performance culture across your area of operation. Ensure that incrementally we deliver more repairs ourselves.
  • Assist in the preparation of annual assets and maintenance budgets.
  • Identity gaps in service delivery and procure, develop, negotiate, and administer contracts with facilities management contractors, ensuring clear scope of work, performance metrics, and service level agreements are in place.
  • Coordinate and oversee the scheduling and specification of repairs and maintenance work across multiple retirement village locations, prioritising tasks based on urgency and impact on residents' well-being.
  • Monitor and evaluate contractor performance against contractual obligations, quality standards, and key performance indicators (KPIs), implementing corrective actions as necessary.
  • Resolve contractual disputes and performance issues, escalating matters when necessary and enforcing contractual remedies as appropriate.
  • Conduct regular audits and inspections to verify contractor compliance with health and safety regulations, building codes, and industry best practices.
  • Manage contract budgets, review and approve invoices, and ensure cost-effective utilisation of resources across all locations.
  • Foster collaborative relationships with contractors and maintenance staff, conducting regular meetings to discuss performance, address concerns, and explore opportunities for improvement.
  • Collaborate with Location Managers and Regional Operations Managers to facilitate efficient and effective service delivery across multiple locations.
  • To ensure that all work is carried out in line with ExtraCare’s Health & Safety Policies.
  • To be alert for hazards for self, other staff, residents, and visitors and to report such findings immediately.
